Scope of Work
Complete rough framing package on a 6,200 SF luxury custom home in Pacific Palisades. Scope covered total station control layout, first- and second-floor wall framing, structural sheathing with engineered nailing patterns, LVL flush beam and header installation, and full roof framing including a complex multi-plane roof with multiple ridges, valleys, and dormers.
Challenge
Pacific Palisades sites carry some of the highest finish expectations in Southern California — the architect and owner's representative were on-site frequently and held the framing to exacting tolerances. The floor plate included several non-orthogonal wall lines that required total station layout to execute accurately. Coordinating the multi-plane roof geometry while maintaining schedule pressure from the general contractor required careful pre-planning of the rafter layout sequence.
CW Warren's Role
CW Warren Framing managed all layout and framing from slab to ridge. Total station control was used to establish all plate lines, ensuring the non-orthogonal geometry was executed to the architect's drawings. The crew coordinated with the structural engineer on all engineered lumber placements and with the waterproofing contractor on sheathing sequencing to keep the project on schedule.
Result
The frame was delivered within the project's aggressive schedule and passed all city inspections without corrections. The architect commented specifically on the quality of the total station layout and the accuracy of the wall lines. The general contractor has since referred CW Warren Framing to two additional Westside clients.
